Adelaide's New Housing Projects Deliver 2,000+ Homes Across CBD and Suburbs

The $500 million Market Square redevelopment near Gouger and Grote streets is set to complete later in 2026, adding to the pipeline of new residential capacity in the Adelaide CBD. Nearby, the $200 million Victoria Tower on Grote Street has already reached completion as a 37-storey residential and office tower containing nearly 300 apartments. These projects sit alongside the City East development between Pirie and Flinders streets, which will deliver over 700 homes across four towers together with a hotel and new retail spaces.

Supply Timelines Across the City

Buyers tracking availability should note the staggered completion dates for several large-scale projects. The $106 million Cullinan development on Waymouth Street is scheduled to open with almost 200 new residences in the first half of 2025. Further out, major housing timelines for 2026 include 626 homes in Noarlunga ready in February, 1,480 homes in Playford Alive ready in March, and 1,452 homes in Greater Seaton ready in July. This sequence of completions provides a measurable increase in stock over the next eighteen months.

Factors Shaping Buyer Decisions

The addition of hundreds of apartments and houses on these specific streets and corridors is expected to influence choice and timing for purchasers. Projects concentrated around Gouger, Grote, Pirie and Flinders streets increase options inside the CBD, while the suburban sites in Noarlunga, Playford Alive and Greater Seaton widen opportunities further from the centre. Buyers evaluating entry points can align their search with the listed completion months rather than waiting for unspecified future supply.

Because the new residences are tied to fixed delivery dates, purchasers now have concrete windows in which to compare completed stock against upcoming releases. Those seeking apartments can focus on the Victoria Tower and Cullinan outcomes already known, while families considering detached or townhouse options may monitor the 2026 suburban releases. Checking progress against the published timelines allows decisions to be made on the basis of actual availability rather than projected demand.
